I have resolved the issue myself, but not sure whether it's the best.

In beforeShowForm event, we can do initialize the editing form.

for example hide certain fields:

Just want to add more observation here:

The form edit dialog does show but off browser window. I can zoon out to see the dialog box. That proves it's not related to z-index, but position.

The problem turns into how to resolve relative/absolute position of form edit dialog.
